When a property owner fails to pay their property taxes on time, the county government places a first priority tax lien on the property title then sells the lien to any buyer. The largest buyers of liens over the past 100 years have been the banks, insurance companies, and Wall Street firms. Only recently has the public discovered the high yields of 6% to 24% per year purchasing liens.
All liens sold are secured by a first priority tax lien certificate placed on the property title by the county government. The tax lien is ahead of any mortgage or mechanic debt on the property. The entire market value of the property is the security for the invested capital into the lien. The maximum time for the property owner to redeem the lien in most states is 1, 2 or 3 years.

The fund will acquire the property through foreclosure on most unredeemed liens, free and clear of all mortgages and debts. Most liens purchased cost a small fraction of the market value of the property. We often pay from 1% to 5% of the market value of the property to purchase each lien. All liens purchased and property acquired is issued in R. E. Tax Lien Fund I, LLC's name and held in a trust account.
